What Local Conditions Do

When the soil under a slab edge heaves and drops through a winter, the slab and the door frame anchored to it move a fraction with it. On a house built in the 1950s or earlier, that frame is often original, and the sensor bracket attached to it moves too, even if the door itself still swings fine. Over enough winters, the beam that used to line up perfectly is off by a half inch, which is more than enough to make the door treat every closing as blocked. Wood jambs common in this older stock also swell and shrink with humidity swings between summer and winter, which nudges bracket screws loose over time in a way that aluminum-framed newer construction doesn't experience the same way.

The Common Mistake

The mistake we see most is treating a misaligned sensor as a dirty lens problem. Someone wipes both eyes down, the door works for a day or two, and then it's back to blinking. Cleaning helps when there's actual dust or cobweb in the way, but on a lot of these older Washington-area garages the real cause is that one bracket has shifted a few degrees off level from the ground movement or frame settling described above, and no amount of cleaning fixes an angle problem.
